not correct, its entirely possible and indeed imo more fun to have Don chase you all around the mansion as you collect the items, not collect them first. (it is also possible if you start a new game from chapoter 7 and walk straight into the dark room without collecting anything) And is actually easier because the game pretty much guides you to all the items you need while Don is chasing you. If he catches you, reload and run in a different direction, or use something to get past him. (which is either oin the floor in the room you are in or given to you at the start of chapter 7)

Just so you know - you CAN go back to your last save game if the CHASE has started. I figured it out during my recent play through and explain it over here -
