Après plusieurs essais ces derniers jours tout autant sur la version Steam que la version GOG, je suis enfin arrivé à le faire tourner sans problème de lags et de ralentissements divers.
Aucune des solutions proposées ici ou ailleurs ne fonctionnait.

Je me suis déconnecté d'internet, j'ai arrêté mon antivirus (spybot)
J'ai fraîchement installé la version GOG sur le lecteur C en sautant l'installation de PhysX.

Le jeu se lance sans le problème du lag de l'intro Ubisoft et sans aucun ralentissement dans le jeu. Il ne se freeze plus.

Je ne sais pas quelle manip des trois a fonctionné mais le principal est que le jeu peut se faire sans problème.

Si ça peut aider ceux qui se désespèrent d'y (re)jouer un jour

After several tests in recent days on both the Steam version and the GOG version, I finally managed to get it running without any problems with lags and various slowdowns.
None of the solutions proposed here or elsewhere worked.

I disconnected from the internet, I stopped my antivirus (spybot)
I freshly installed the GOG version on C skipping the PhysX installation.

The game launches without the Ubisoft intro lag problem and without any slowdown in the game. It no longer freezes.

I don't know which of the three manipulations worked but the main thing is that the game can be played without problem.
