im having difficulty with breaching successfully without loosing 1 of my survivors, i generally send 2 people to investigate the place and if it seems like theres few zombies i will then breach it with my whole group on the next turn taking a handgun and some melee weapons. Often however i end up loosing a survivor in the process when there ends up being 5-8 zombies who gather outside.

so is there a good strategy to follow for successful breaching.

Send people in there to assault the building before breaching it. That can knock out a fair number of zombies, but it's also a drain on ammo.
Generally schools, hospitals, police stations, and colleges will need at the very least one assault before breaching. Depending on the group make up and supplies smaller buildings such as houses and warehouses can be breached without any trouble. Just make sure you carry enough weapons for everyone and if possible bring along both decent close combat weapons and fire arms with ammo to spare. It can be tedious and the game can screw you over by pure chance, but I find these tactics to work.
You can also breach an adjacent location, and if you have weapons with decent sniping stats, you can use the Snipe order to shoot into that location. It generates noise, but it's a very effective way of taking out zombies without risking your survivors.

This can be noisy, so make sure you barricade the location to "Secured" first, or send out regular patrols to keep zombie numbers in the vicinity down.
