Note: I own this game on Steam and posted this initially to the forums there but decided it could be useful to post this here as well.

So I haven't seen much from looking around so this might be a rare glitch.

I was renting the house in Verdistis and so I was keeping a lot of things in the chest there (including a special armor needed for a specific quest). After starting the first quest with the Warrior's Guild I returned to the house only to find the chest was gone and I was no longer allowed to sleep in the bed. This meant I no longer had access to anything that I was keeping in the chest and I about had a panic attack, mostly because of the armor set I was keeping there.

My first thought was I must have reached the point where I'd need to pay the 1,000 gold rent again. So, I went to the Merchant's Guild and paid the guy but every time I returned to the house, the chest was still gone and I was still not allowed to sleep in the bed. I tried a few more times to pay the guy and each time he would let me pay it and it looked like it worked but I wasn't able to get the house back for whatever reason.

I decided to reload a quick save (I hadn't really been using normal saves so the last one I had was pretty early in the game, I couldn't go back that far). The quick save reloaded me to about 20 minutes prior or so and I quickly rushed back to the house. Luckily, all my stuff was still there but I imagine this could have really caused an issue for me. I've since moved all my stuff to the cupboard instead of the chest, hoping that if it happens again I'll still be able to access that. I've also created a normal save there, just in case.

Just thought I should warn anyone in case it happens to anyone else. That'd be an easy way to lose a lot of important stuff and break many, many quests.

So be careful everyone. This game breaks often and without warning.

This is an issue with this specific chest, since the house can be locked due to a related quest (Maria/Malcolm).
You can temporarily loose access to stuff left in the Ducal Inn room in Verdistis, but re-renting the room will give access again.

A potential fix for quest items, if there is no recent save to revert back to: Lost Items - guide and directory of inventory files

Many people take over larger houses, or ones near teleporter pads, or set up chests near merchants or teleporter pads, so are not at risk of running in to this problem. I bought Malcom's house for the experience, but didn't use it otherwise (ie more a practical playstyle than role playing).
