I got a SMS from the old lady who sold me the new apartment that she has already moved out, some junk still to be moved from there, but I should be able to move in maybe after next week. :)
At the same time though, my stress level for my current apartment rises, as I still haven't decided what to do with it. Renovate it and rent it, renovate and sell it, or just try to sell it without any renovation? Each have their pitfalls, I'd like to renovate it before selling so that I can make sure there is no water damage in the kitchenette and/or bathroom that the new buyer might complain about later on. Then again, if there is, it is the housing company who is liable to fix it. But then, I'd probably save money if I just sold it without renovating it myself, expecting the buyer to renovate it.
If I decide to rent it, I'd definitely want to renovate the kitchenette and bathroom first, but the stupid Finnish tax laws make it a bit awkward. Namely, it seems that only if I have already rented it out to someone, I can deduct the renovation costs from my taxes (from the taxes I pay for the rent income). If I renovate it (just) before I rent it, I can't deduct anything.
So, rent it to someone in its current poor condition, and tell them that I will renovate it after they move in?
